I’ve bitten the bullet and had it all done professionally – complete with paperwork and guarantee. It wasn’t even that bad but when it comes to selling these kind of properties built into the hillside the paperwork is just as important as an electrical or gas certificate, as well as piece of mind that it’s all done right.
It’s a shame about the fire – but it is a weak spot for damp patches due to a combination of soot, stone and plaster drawing in moisture from humidity.
I’ve stuck a vent there along with a TV cable and power point
