Nice little project for an existing customer / friend – full renovation including damp proofing, rewire, central heating, plastering, joinery, decorating.

Hebden Bridge

At last it’s finally gone through
This is so Hebden Bridge! It’s not going to be a walk in the park though – full renovation required
Ex social housing
And a complete write off by the previous tenant/s
on the upside it has a sump pump, and a dual rcd consumer unit although the boiler will need replacing – along with kitchen, bathroom, windows / door + plastered throughout etc etc
It’s all about the location! This was another ‘cash no surveys ‘ offer. It usually takes a property to fall through a couple of times before someone would accept an offer like mine. The vendors also asked for an upfront deposit of 10% which i was happy to do

York renovation

A good customer of mine got me to project manage her renovaton project in York. I was still waiting for my house in Hebden Bridge to go through so why not? 2 bedroom mid terraced with back yard, on street parking 1/2 a mile from the city walls.



upon first inspection it was clear there was rising damp throughout the ground floor


The drains were broken and blocked
hack off plaster + render to 900 / repair floor joists / timber treatment install channel round perimiter where floor is to ground
first coat of sand cement / waterproofer
plastered out time for second fix + kitchen / bathroom
central heating

So far it’s taken 6 weeks for the renovation with the kitchen / bathroom to go in next week and finishing off of the electrics. All in all it will probably be completed around 1 week from now making it a total of 7 weeks from start to finish – strip out, re- wire, new central heating, damp proofed, plastered, new kitchen and bathroom. Nice little house!
