Inspecting and testing at a factory in Milnsbridge – working my way through it – a bit like a spaghetti junction.

A double fronted 2 bed back to back in a desirable location ripe for renovation with a guide of 48!!!
A strong chance to more than double your money here. looking at recent sales you could be mislead into thinking it may not be worth much more than 75 done up – more like 100 – 110
Double fronted house on a nice terrace in a good location, just about all the houses are owned outright and this is literally the worst house on the best street. I went past and the door was open so stuck my head in – pooooweee! this is life of grime just like the ones you see on tv it is appalling – If you can look beyond the rubbish , the stench, the run down everything you will see that where there’s muck there’s brass. Someone will be rewarded here for going for it, If I had the money I’d buy it myself and probably pay up to 55

Renovation number 9 – as houses go this has got to be the best one so far. Apart from the fact that it’s been renovated, It’s in the beautiful village of Wooldale – Holmfirth, complete with a sunny outlook, garden and off road parking .

The underdwelling: Damp proofed, Re- wired, Plastered out, central heating, new bathroom – should be ready before the month’s out.

Today I’ve been mostly tiling. I can’t recommend tiling in an empty house on a weekend highly enough – very few distractions.
Someone came round today showing an interest and there’s been 3 round this week making inquiries about the one above (which looks like it will sell any day).
The market is a different game now – it’s good to be on the selling end of it and not the buying. Most houses are going to best and final offers – I hope this one does.
I’ve not seen the market so strong since starting out renovating in 2012 – There’s just not enough houses to go round – too many people in this little island and it’s pushing the prices up. In the future it will be like Hong Kong and owning a property like this with plenty of space, a sunny garden and off road parking will be invaluable – not for me though – I’ll probably be long dead by then so for now I’ll take the money and run!

I’ve bitten the bullet and had it all done professionally – complete with paperwork and guarantee. It wasn’t even that bad but when it comes to selling these kind of properties built into the hillside the paperwork is just as important as an electrical or gas certificate, as well as piece of mind that it’s all done right.
It’s a shame about the fire – but it is a weak spot for damp patches due to a combination of soot, stone and plaster drawing in moisture from humidity.
I’ve stuck a vent there along with a TV cable and power point
Bye bye inglenook hello modern look.
Busy with electrical work at the moment so not putting in as much time as I’d like to be at the house. A slow start but good progress has been made for time spent there. (2 days)
Cleared everything out, created ventilation holes, capped off old water system, hacked off old plaster / render for DPC

Cheese grater, Ice cream scoop and a whisk free to a good home

Found this behind the fireplace – looks like our friend’s beloved Tod – it’s even got a small chip on it’s head where Tod has a scar from being bit.

Getting ready for the DPC – Putting the new Milwaukee through it’s paces

This was a job off the back of the house renovated and sold recently in Halifax.

The customer told us what she wanted – which was more or less like for like with the exception of adding a breakfast bar – which was improvised from one of the new worktops. All the walls and tiles stayed the same without plastering, decorating or tiling involved. This kept costs and timescales down to a minimum – the whole job took 2 days and 2 hours from start to finish and one very happy customer. Thanks to Roy Kaye (kitchen fitter and Chris Wood plumber)
